SBEM Calculations for commercial new-builds, conversions and extensions in England
All new commercial buildings must comply with Part L2 of the building regulations. Compliance can be demonstrated using the Simplified Building Energy Model (SBEM) calculation tool
Design stage needs to be completed and submitted to your Building Control Body or Approved Inspector at the same time as your Building Control Application. As-built stage happens when the build is complete and a Certificate of Compliance will need to be produced and issued to the building control. This takes into account any changes from the design assessment and also specific details that were unavailable at design stage, such as the air pressure test result. The Building Regulations United Kingdom part L (BRUKL) report that is produced by carrying out SBEM calculations is used to demonstrate a new building is compliant with Part L2a of the UK building regulations, or Part L2b if it is a conversion or extension of an existing building. Once this is complete we will also be able to produce the on-construction EPC. Our SBEM Calculations are carried out 'off plan' and we do not carry out site visits. We will ask you for plans, detailed building specifications and construction notes so please gather this information for us. |
