SBEM Calculations for commercial new-builds, conversions and extensions in England

All new commercial buildings must comply with Part L2 of the Building Regulations. Compliance is demonstrated using the Simplified Building Energy Model (SBEM) calculation tool.

As-Built Stage
The as-built SBEM calculation is completed once construction is finished. A Certificate of Compliance is produced for building control, reflecting any changes from the design stage and incorporating details unavailable at that time, such as the air pressure test result. The BRUKL (Building Regulations UK Part L) report generated through SBEM demonstrates that a new building complies with Part L2a of the UK Building Regulations, or Part L2b for conversions or extensions of existing buildings. Once complete, we can also produce the on-construction EPC.
