Ventilation Test for new-build dwellings in England
Ventilation Testing is required under Part F of the Building Regulations 2010, which ensures the practical performance of all ventilation systems in new dwellings. This includes centralised and decentralised mechanical ventilation systems and extract fans, which must have their flow rates tested. The results are submitted to building control as part of the regulatory sign-off.
The test must be carried out on-site to accurately assess system performance and ensure compliance.
As modern buildings become better insulated and more airtight, it is increasingly important that they are designed to “breathe”, allowing fresh air in and water vapour out. Insufficient ventilation can lead to condensation problems and the growth of black mould, affecting both the building fabric and occupants’ health.
